ACCESS STATEMENT

Introduction:
I aim to cater for the needs of all my visitors and welcome you into my home which is a Beautiful old Victorian property with 4 double bedrooms and 1 single room, bed and breakfast accommodation. The following statement is a summary of our provision. If you have any specific questions please feel free to call me and I will hopefully be able to help you.

Pre-Arrival:
· There is a bus stop approx 3 minutes walk from Springdale house.
· The train station is approximately 5 minutes away.
· The race course being a 10 minute walk.
· There is a local taxi service that has accessible taxis if required, we can make a booking for you.
· Brochures and menus can be provided in large print by prior arrangement.
· We have Internet access throughout the house.

Arrival & Car Parking Facilities:
· On arrival you will see a sign for Springdale House above the door
· No marked parking bays but there are ample parking for all cars, you can obtain a disc on arrival
· The surface is level, flat and paved
· We can if required assist with your luggage.
· The town, shops and restaurants is approx between 5 - 7 minute walk.

Main Entrance & Reception:
· On your arrival there will be someone here to welcome you. You will be provided with a front door key and bedroom door key giving you access throughout your stay.
· There is a small step as you enter the house via the front door.
· On entry into our home there is a hallway leading to the stairs.
· The hallway is wooden floor and the stairs are carpeted with short pile carpet.

Public Areas - General (Internal):
· A wide door leads into the breakfast room which has a wooden floor.
· The breakfast room is on the ground floor.
· All the bedrooms are on the first floor with14 stairs leading to a further 3 steps on the return.
· The stairs are 26cm deep, 95cm wide.

Public Areas - WC:
· Bedrooms are en-suite but no public WC available.

Breakfast Room:
· Breakfast is served in the breakfast area on the ground floor.
· There are no steps. There is one large table set for breakfast.
· The table is large and will seat 6 people at a time. Table is 78cm high by 106cm wide 230cm long. Some of the chairs have arms.
· Menus are provided in large print if required

Laundry:
· Is available on request. If you would like something ironing I would be more than happy to oblige

Shop:
Morrison’s Store approx 5 minute walk from Springdale house.


Bedrooms :
All the bedrooms can be found on the 1st landing

The Bedrooms:
· Shower en-suite bathroom.
· Door width is 80cm opening inwards, the bathroom door opens outwards .The bed has a luxury mattress and is 60cm high with bedside tables either side of the bed.
· All the beds have luxury mattresses and the duvets and pillows are of feather.
· Television with remote control, sky and sky sports and wireless internet access.
· The carpet is wool, and short pile.
· The walls are decorated in contrasting colours to the floors
· The cubicle shower edge/step is 10cm.
· The basin is oblong and is 83cm high.
· Toilet is 42cm high
· The walls are half tiled and the room has central heating.

Grounds and Gardens:
· There is a small table with chairs on the front lawn which guests are welcomed to sit on. Also other benches on the lawned area available if guests wish to take their coffee or tea after breakfast

Additional Information:
· Mobile phone reception is very good.
· We are a non smoking Bed and Breakfast.(anyone smoking in the rooms will be fined £75)
· We are fitted with smoke alarms.
· Wi-Fi is available in all the bedrooms
· We do not have any facilities for Children.
· We do not take pets except Guide Dogs.
